If you let a property with gas appliances, you must have them checked every year by a Gas Safe registered engineer and keep a record of the check. We carry out the check, give you the record, and explain anything that needs attention.
Under regulation 36 of the Gas Safety (Installation and Use) Regulations 1998, which applies in Scotland, landlords of residential lets must:
You can have the check done up to two months before the anniversary and keep the original expiry date, so the annual cycle does not drift earlier each year.
Scottish landlords also have duties under the Repairing Standard, including working carbon monoxide detection where there is a fixed fuel-burning appliance (other than a cooker) or a flue. Guidance is published by the Health and Safety Executive and the Scottish Government.

The record (often still called a CP12, after the original form) lists each appliance checked, its location, the results of each test, any defects found and any action taken, and it carries the engineer's name, Gas Safe registration number and signature. We issue it once the check is complete.
If a defect is found, the record says so. A fault classed as "At Risk" or "Immediately Dangerous" means the appliance must not be used until it is repaired; with the responsible person's permission we will make it safe, and we will explain what is needed to put it right. We can usually quote for the repair on the spot.
The safety check confirms an appliance is safe to use on the day. It does not include cleaning or replacing worn parts, which a service does. Landlords have a separate duty to maintain appliances, and the simplest way to meet both duties is an annual boiler service and gas safety check on the same visit. See boiler servicing.
Usually, yes. The landlord duties generally cover gas appliances provided for lodgers' use. If you are unsure, the Health and Safety Executive's guidance for landlords explains who is covered.
You must take all reasonable steps to carry out the check, and keep a record of your attempts, such as letters, emails and missed appointments. We can work around tenants' times where possible.
No. The landlord duty covers the appliances and flues you provide. We will still check the pipework that serves a tenant's own appliance, and tell you if their appliance looks unsafe.
