Boiler installation and annual servicing

A new boiler should be the right type and size for your home, fitted neatly, commissioned properly and registered for its warranty. After that, an annual service keeps it safe, efficient and covered. Our Gas Safe registered engineers do both.

Choosing the right boiler

The best boiler for a two-bedroom tenement flat is rarely the best one for a four-bedroom villa with two bathrooms. We recommend a type and size based on how your home uses heat and hot water.

Combi boiler

Heats water on demand straight from the mains, with no hot water cylinder or loft tank. Compact and efficient, and well suited to flats and smaller homes with one bathroom.

System boiler

Works with a hot water cylinder, usually unvented, so several taps and showers can run at once at mains pressure. A good fit for homes with more than one bathroom.

Regular (heat-only) boiler

Uses a cylinder and cold water tank in the loft. Often the simplest replacement in older houses with existing gravity-fed systems and older radiators.

Sizing matters as much as type. An oversized boiler cycles on and off, wasting fuel and wearing parts; an undersized one struggles on cold days or gives a weak shower. We look at the number of radiators, the size of the property, insulation and your hot water demand before recommending a model.

What a boiler installation includes

  1. Survey and free quoteWe look at the existing system, the flue route, the gas supply and the condensate drain, and give you a written quote.
  2. Preparing the systemThe heating system is cleaned or power flushed so sludge from old pipework does not damage the new boiler.
  3. FittingThe old boiler is removed and the new one fitted, with pipework, flue, gas supply and condensate run to the manufacturer's instructions and current regulations.
  4. ProtectionA magnetic system filter and inhibitor are fitted to keep the new boiler's heat exchanger clean.
  5. CommissioningGas rate, combustion and safety devices are tested, and the Benchmark commissioning checklist is completed.
  6. Handover and registrationWe show you how to use the controls, register the installation as required, and register the boiler with the manufacturer so the warranty starts.

Annual boiler servicing

For homeowners, an annual service is not a legal requirement, but most manufacturers make it a condition of the warranty, and it is the best way to catch problems early. For landlords, it sits alongside the annual gas safety check.

A service by our Gas Safe registered engineers includes:

  • Visual inspection of the boiler, flue, seals and pipework
  • Flue gas analysis to confirm safe and efficient combustion
  • Checking and, where needed, cleaning the burner, heat exchanger and condensate trap
  • Testing safety devices, controls and system pressure
  • A written record of what was checked and anything that needs attention

If we find a fault, we explain it and give you the price for putting it right before doing anything further.

Boiler questions

How long does a boiler replacement take?

A like-for-like swap in the same position is usually completed in a day. Moving the boiler, converting from a regular system to a combi, or installing a new cylinder normally takes two to three days. We confirm the timescale in your quote.

When should I replace rather than repair?

If a boiler is old, parts are hard to find, it breaks down often or repairs would cost a large share of a new boiler, replacement is usually better value. We will give you an honest view either way. See boiler repairs.

Can the new boiler go in a different place?

Usually, yes, as long as there is a suitable route for the flue and condensate pipe and the gas supply can be extended. Moving a boiler into a loft or bedroom has extra requirements, which we explain at the survey.
