Caring for older plumbing in Lenzie homes

Lenzie grew as a Victorian railway village, and its stone villas and early twentieth-century houses still give the place its character. Behind that period charm there is often pipework that is many decades old.

Lead and old iron pipework

Houses built before about 1970 may still have lead supply pipes, usually the section running from the boundary into the house and up to the kitchen tap. Lead is soft, grey and dull, and if you scratch it gently with a coin it shows a bright silver mark. Galvanised iron, also found in older homes, tends to rust from the inside and narrow over time.

Replacing these with modern copper or plastic pipe improves water quality and flow. We trace the runs inside the house, replace them as part of our general plumbing work, and can advise on the section outside the property, which may be the responsibility of Scottish Water, the owner or neighbours sharing the pipe.

Why is my water pressure so poor?

Weak showers and slow-filling baths are a common complaint in older Lenzie houses. The cause is often one of these, and testing flow and pressure at the stopcock helps narrow it down:

  • A narrow or partly blocked old supply pipe, especially corroded iron.
  • A gravity-fed system where the loft tank sits only a little above the shower head.
  • A stopcock that has never been fully opened, or has seized partly closed.
  • Long pipe runs to upstairs bathrooms added in later renovations.

Keeping period features while modernising heating

Many owners want to keep cast iron column radiators, or add reclaimed or reproduction ones that suit the house. They work well on a modern system, though they hold a lot of water and need careful bleeding and balancing. In Lenzie's larger villas, with high-ceilinged rooms, it also pays to check that each radiator is sized for the space it heats. Our central heating services cover radiator moves, period-style valves and thermostatic controls that do not spoil the look of a room.

Larger villas usually suit a system boiler and a cylinder rather than a combi. If your old regular boiler is still feeding a loft tank, our Gas Safe registered engineers can plan a replacement through our boiler installation and servicing service, with flue positions chosen to respect the stonework.

Questions from Lenzie

How can I tell if my Lenzie house still has lead pipes?

Look at the pipe coming in near your stopcock, usually under the kitchen sink. Lead is dull grey, has rounded, swollen joints and shows a shiny silver colour when lightly scratched. If you are unsure, we can check during any visit.

Will a new boiler fix low water pressure?

Not always. A boiler cannot improve the pressure coming in from the mains. If the supply pipe is narrow or corroded, that needs fixing first; otherwise an unvented cylinder or combi may make the problem more noticeable rather than less.
